Ideal venue for fun and leisure

A new venue dedicated to fun and leisure in Bayan Baru, Penang, by Ideal Group of Companies will be open for sale at The Star Property & Home Fair 2008.

Ideal Homes Properties Sdn Bhd sales and marketing general manager Nancy Teo said 1-Atrium, a component of The One, Penang Cyber City, was specially designed to cater to the lifestyle needs of Bayan Baru’s exploding population.

“1-Atrium, dubbed the ‘Centre of Fun’, is de-signed to complement and enhance everyday life by offering an array of conveniences and luxuries through its range of shops and outlets,” she said.

Teo said the available units ranged in size from 553sq ft to 1,265 sq ft while the building featured a central covered walkway of 69ft in width and 425ft in length.


“With a floor-to-ceiling height of a whopping 13ft, businesses will have more space for added visibility,” she added.

She said among the amenities property in-vestors could expect were broadband and Astro-ready facilities, individual and common bathrooms, ample parking bays and a central stage area.

Teo said there would be two packages available for purchasers at the fair – a 10% plus 10% discount for early birds and a three-year sales and lease back programme with a gross return of 12%.

The 1-Atrium will be showcased at four booths at the fair, under the Henry Butcher’s National Pavilion.

Ideal Homes is also taking up another four booths on its own to showcase its 1-Square commercial outlets that also form part of The One, Penang Cyber City.

Teo said 1-Square recorded 80% in sales and bookings since its launch last December, and the project was expected to be completed by the end of next year.

“We expect the balance of 20% to be taken up soon when the progress work is at a more advanced stage,” she said, adding that buyers at the fair would enjoy a 5% discount for 1-Square.

The prices range from RM289,000 for its strata shop office, from RM743,300 for its three-storey terrace shops, and from RM1.32mil for its three-storey bungalow shops.

Teo said the unique feature of 1-Square was that it provided quality space for indoor and outdoor activities.

“For example, the shops at 1-Square feature an extended corridor of up to 20ft wide.

“Some units have verandas of up to 42ft long. And the floor-to-ceiling height for ground floor units is a whopping 22ft high,” she added.

Teo said The One, Penang Cyber City, with a gross domestic value (GDV) of RM500mil, would be developed parcel by parcel and is expected to be completed by 2011.

More than 50 exhibitors will showcase their property, home financing packages and home related products at nearly 200 booths at the fair.

The annual fair is into its sixth year.

The event will be held at the Penang International Sports Arena (PISA) from Friday to Saturday. It will open from noon to 8pm.
