I believe still a number of things not ready. I can see that the car park and club house still building. Roads still need to be tar up. Anyway I'm hoping that the interior will be great as Ivory never did come out with the outlook. Hope don't need to spend much as some of us have been waiting for about 5 years now. Ivory do a good job, you need to badly!

Does it comes with 1 or 2 parking lots ?
Is it located on the 2 outside towers or among the other 4 which are facing each others ?
Floors level is less important since all have nice seaview but still higher a bit better, is it more in the middle or high floors ?

In any case, this internal of this condo should be completed by now so did you visit it ?

36 months almost up, and still the condo club facility still not ready. Waiting now to collect compensation. Actually paid the 10% almost 5 yrs ago to the lawyer, Ivory played with this, a lot of people were upset. Now as a public listed company they should be more accountable. Bought the corner unit here without knowing the finished details, so hope it just worth the wait.

Al, I know your feeling. I signed my SPA years ago. When I was called to collect my stamped SPA 2yrs later, few pages was replaced without my initial and I have to signed on those pages before collection. The interesting part was I'm still keeping the 1st draft so I did the comparison side by side later, and spotted the missing things! No more excuse for Ivory + Dijaya to fail us again, enough is enough.

I called to Dijaya House Purchasing deparment, the answer of when will be getting OC is Q1 of 2013. Then they asked me better call to Ivory Continental, and the answer I got - We are looking at end of the year or January 2013.

Surin condo were late also and you can see some comments around June 2011 about compensation.
I guess we can do like them when our time comes...
However I find strange that Ivory takes a risk to have to pay compensation when it is just a matter of parking/pool/facilities which they could complete in a short time...

Meet 2 Ivory staff at breakfast. Was told maybe another 2 month. Mentioned some issue on the clubhouse which is currently being built. Don't know more but should we be concerned with the delay? Also mentioned flooring is tiles 2X2 white colour, they also mentioned very nice view. Once the relevant parties give the green light, better ensure no hanky panky as this involves human life.

I was at Ivory office to settle the balance for my unit upgrade (air cond & water heater) and brought up the claim that road work for the condo. I showed a photo which I took prior to going to the office and doesn't look like the road has been tar. Was told that certified by relevant authorities and I would like to question this as I have bought other units in the past. Can anyone confirm what qualifies stage 2h? Also was told about another 1 to 2 months more. For those whose SnP signed on Oct 2009, we should ensure no fowl play and we can group up to ensure no con job or excuses from this developer.....can we get in contact?

Hi,
I tried to upload some pictures but unfortunately it does not seems to work but I saw the project recently. Road is tarred all the way up to the club house and up to the townhouses. Not in front of them because they are still under construction. Facilites seems to be completed as they are bringing palm trees and other plants and all seems very very close to completion. From what I can see, it is a VERY nice construction and I guess OC in january should be workable !

I must say that Ivory is not very cooperative in giving information or authorsation to visit inside building.
I hope they are better for construction than for customer relationship !

However, from my last conversation last week with developper, they said december for vacant possession but from my recent visit on site. There are still a lot of finishing inside and outside the building. I guess, mid/end january seems probably more realistic TMHO.

I'm not surprised at all. When I was at their office a few weeks back, I asked about the road completion as the road in between the condo and bungalow was not ready (you can see it on the latest photos uploaded). Until now no bloody response.
I am now only waiting fir the compensation for late delivery and would like to get owners here to cooperate and ask assistance to set up a blog so we can be in contact and ensure we don't get sucker punched by these fellows.

I think it is always easy and possible to set up a private google group between owners of 10IR to discuss various points and help each others for renovation for instance. However, from what I saw on site, it seems that Ivory did not make a bad job so I want to see what they will really offer and deliver before taking any actions against them .

I was compensated by nearly 10% of the purchase price by Bolton for the late delivery of my Surin condo unit early this year. Bolton paid without any hesitation. Did not even have to ask them for the money. The cheque came very quickly after VP. Hope Ivory will do the same ...

Al the surveyor fee is for carpark... 500 each. The 4 months advance of maintenance charges is actually deposit, means still need to pay monthly maintenance charges on top of that. About compensation, I was told that owner needs to write in to request!

I was at Ivory to pay the usual fees. Was told the surveyor fees is to protect owner so that the car parks designated to the units, therefore no hanky packy in case of sub sale. When I ask what are my lots, was told this only will be done after OC obtained. When asked about compensation, after OC...nothing mention about writing in.
If a few owners can start to get in touch we can start to work together to help us to ensure we don't get played by developer. Fox please give your advice. Apparently was also informed OC coming really soon....

My feeling but it is just a feeling is that Ivory PPL are not bad guys but they lack communication skills and do not offer a proper customer service & information during construction stage. It is a serious mistake but this company is still very young. However, I think 10 IR is a very nice construction and Ivory did a good job, when all will be completed with townhouses and bungalows, I believe it will be very nice place to live.
However and as a quote says : " Together We Stand, Divided We Fall" and there are renovation works and many other issues that can occurs which would be handled much more easily if we discuss & help & collaborate together so so it is obvious that getting to know each other better thru a resident association could be a great help. My suggestion would be to start by setting up a private internet group, if you want I can set up one ?

all the fee that need to paid already mention very clear in the S&P agreement, so in term of law there is nothing we can sue them as we all has sign it. if anyone can set up a FB for islanf resort 10, then will be good to gather all our voice together. now the most important is
1) get OC and go in to inspect all the defect
2) asking Ivory when to form JMB so we can monitoring all the fund and activity by Ivory management company

Al apparently Ivory changed their tone. During my visit I was told that buyers have to write in :-( and there will be few options to claim the compensation... eg, renovation, or change the allocation of carpark. By the way they are appealing to gov to waive the compensation due to the 3 mths stop work issued earlier. Foresee they may play around to limit buyers to the alternatives. Let's get together!

The development in fact already work out the compensation amount, and offers three options to buyer, i) waive the compensation by giving you choice to "choose" your car park ii)engage Ivory ID team to work out the renovation based on the compensation amount & iii) to write in to ask for compensation cheque.
Since the OC already obtained, and the car park allocation should reveal to the buyers. Ivory is using this trick to "package" into the option (i) and the buyers should reject this kind unreasonable arrangement before sacrifying our rights per the S&P Agreement clause 25 development should immediate payment the compensation upon hand over the Vacant Possession.

Cast time Ivory mentioned to me compensation will be paid after OC, which is already 2 weeks.....you get like to get played by this folks? Notice that all the rooms don't have fan point, so we can put up hanging fan in all of our rooms. For the master bed room, I think we all need to be at least 7 feet in order to climb in to the bed. Are these kind of issue what we need to do in a group effort?

To all owners, here is the latest update. Spoke to Ivory on a few matters. 1. Water and Electricity Form, still no news and not sure if the form to be obtain from the mgt office at the site or at Dato' Keramat. 2. Car park allotment still no update (and now a catch) 3. Late payment. Now if want full liquidated payment must write in to them, if want to waive payment, can CHOOSE car park and some I'd work. I find this very insulting as told no news yet on car park allotment but if waive compensation can choose car park.
So folks is this legal, giving up our rights to them. You guys decide if you are willing to be pushed around or start getting serious about your rights.

I'm actually very disappointed due to their non professional attitude. If there are any lawyers owning units that want to help, please assist, or else I can contact my corporate lawyer on a personal capacity. So can the few who want to get a fair treatment get in touch? Sorry I cannot get into the forum site created by Fox. It's my off day today and I'm already mad with Ivory. You can almost guess the treatment of their other projects in Penang. According to S&P Agreement Clause 25.2 last sentence, "such liquidated damages shall be paid by the Vendor to the Purchaser IMMEDIATELY upon the date the Purchaser takes vacant possession of the said Parcel"
In fact, Ivory is playing a delay game. We have to united into ONE and demand on the compensation, and reject the other two options. Car park allocation should not even be part of their "offers" at all.
We can form a task force to see YB Wong Hon Wai, the Exco of Perumahan, to escalate this ridiculous and unreasonable game play by Ivory to State government level.
Very disappointed to have such experience from such so called "premier developer" on this compensation payment. There is small developer attached the cheque together with letter of vacant possession, so gentlemen withour even open the mouth to ask for it. To Ivory, need to write in!!!
We have to stand as ONE to fight for our rights.

to all,
i have done my unit defect inspection and no major defect but just some minor defect. basically entire project is just 90% complete where most common area in ground floor is not yet ready and there is no security guard yet since guard post also not yet ready. house intercom system is not yet install, car park is not yet allocated, electrical and water registration form is yet release by TNB and PBA (but no rush as once u register, u need to start paying) however all unit has water supply already as they are testing the water pressure of every single unit.

so if u all really want to form a group from owner that will staying there, pls initial a group otherwise it is hard. i was met up with few owner yesterday and they are only investor; they will not care how worst is Ivory since they will sold out the unit within 12 month time.
lastly, u all can go to see the show unit in 10B-7-1. ID is not bad and able to give u an idea how to reno ur own unit.

I was at my unit this morning. One bad item is the windows. If you're unlucky to have bird dung outside, it will be impossible to clean as the openings are not ideal. Met another owner, we were all discussing about the late payment and Section 25 (2), which the developer is not conforming. The Bolton project, owners got their cheque with non fuss at all, why do Ivory choose to be a bully instead? If there don't make the effort, will make effort either at Tribunal Housing or contact YB Wong at state government. For owners who are interested we should start to work together or else more problems at later stages. Any idea where we can get in contact?

thks for the infor. base on current work pace, they are rushing to complete the bungalow unit. to complete all the common facility and also touch up all the defect of 3 building it will take some time since CNY is coming and most worker is having long holiday.
i still see many defect and unfinish work in block C like painting is only 1 layer in certain area, rubbish all the area since still in construction, damage on wall is seen all over the ground floor lobby area, no clear indication of car park flooring as it is only with paper patch on the wall, no car wash area being identify, no garbage area being define, trees and flower is dying since no gardener is taking care of it, lift security access system is not yet in place, KaraOK room is not yet set up.......so it is still too early to judge when they will complete all area.
all of this defects we will need to record down so we can claim back from Ivory once JMB is form in next 12 months.
FYI, in Miami Green we are assigning a building Structure Surveyor and make an official claim from the developer base on the full report; and we will need to do the same in Ivory.

The situation you describe is such a disappointment, this building is simply not completed and not ready at all… It seems that the only reason why Ivory gave "vacant possession" is to get their last payments more rapidly and make purchasers pay for the maintenance fees for them ! Maintenance which seems to be… inexistant ! First time also I hear about a Karaoke room, are you sure ? Total waste of money (and lot of noise for lower condos) but I hope they do not forget what they offered & sold on their original brochure (facilities picture here above) : Reflective pool with looses peeble, Timber deck over looking lap pool, secret garden, raised planting "island" with skylight boxes at each inverval between planting row, viewing deck, spice garden, water cascading steps, pool deck, BBQ area, shower pit underneath shelter, multi purpose deck, taichi area, sunken pool with planting, covered walkway (not yet covered), water cascades gently over a weir into children's pool… As far as i can see on a few recent pictures I got, I have not yet seen much of this amenities :-(

Whilst the developer is clearly late in delivering a completed product we should be thinking long term here as this is where the asset appreciation will sit.

If it takes Ivory another couple of months to get everything fixed up, we will all end up with somewhere great to live or visit if we have purchased this as a holiday retreat

Just simply a flat with some parsimonious so-claimed facilities.Very limited space.
Yes.The only selling point is the sea view,Otherwise,nothing to boast or credit.
Water is free flowing now.Clear water.Good water pressure.Withoud electricity,we can only talk sans actions.
How could one justify car park allotment not done yet as the OC has been obtained.
The standard norm being once you have signed the S&P,your car park lot is also known and alloted.This case being retrograding!
Less/minimal privacy for those living in 8th and 14th floors as there is a side passage to walk from one block to the other.Any passer-by can really peep into these units,if one desires so.
All units are facing northward,so everyone has east as well as west view.
Just simply a flat at the seaside,with basic,minimal facilities.

Few years back, I used to hear these from my family and friends around... "Batu Ferringhi? ... Too far, inconvenient, don't buy don't buy, who is going to stay there... bla bla bla". But when we entered to IR and looked around, everyone has their paradigm shift... "wah we can enjoy the facilities, feel so relax... can keep long for own holiday or weekend home, or guest house when relatives coming to Penang, no need to sell lah else can't buy back with the same price... ". Overall I think Ivory + Dijaya is doing a decent job on this, but of course there are still lots of unfinished touch up until it's ready to be occupied. We as owners let's together keep our eyes open and voice up if anything is not right to us... Example, late delivery compensation, carparks allocation, the unfinished construction works around.

I signed my S&P way back in 2007. After such a long wait, there’s no word to express my disappointment. The place seems largely unfinished. Lots of stuffs were hurriedly done in order for Ivory to do the handover as quickly as possible .

Though my unit does not seem to have any major defect, the finishing on the walls & the paint job are just very poor. I also don’t particularly understand how they designed the drive way. When you drive up to the car park, there’s a sharp turn (almost 180 deg) at the very beginning which you have to do. The turning is simply too sharp for most cars especially the big ones. I also dislike the corridor area as it is so bare, exposed & cheap looking. Yes, apart from the view & pool, everything else is disappointing.

Cut Ivory some slacks ???. You got to be kidding. Based on how they handled this development, their attitude towards the buyers and the final end product, they got to be one of the most notorious developers in Penang.

Folks, they declared VP on 19 Decm 2012 just to cut their losses as Ivory had already exceeded the 36 month timeline as S&P DATED in Oct 2009 ( most of us know we paid the 10% in 2007 to the lawyer understand he is the son in law of the Ivory 'taukey'). It's already Feb, will they compensate us from VP to date od actual payment? In terms of facility we had to pay 4 months, and the place not yet completed, forms fir TNB and PBA still not available, car parks allotment not yet available (maybe certain Dato, Tan Sri and friends of Ivory already being given nice lots), so how to cut Ivory a slack? Base of the way these guys do business Other projects will Given a similar treatment, if not worst, so eg what is Ivory doing for us? My advice future buyers be VERY CAREFUL for their new projects, all their promises, commitment, etc. Really not professionalism at all from them.... Cavort Emptor....

when u take ur key and doing inspection on ur unit, pls read the booklet that given by the Ivory management officer, inside has clearly define the house rules; and one of that is KaraOk charges. so since they have put up that in place, i guess we should claim those staff in future from Ivory. all the facility is in black and white from them.
for me, this place will be a great place to stay in future once the JMB is form and running our own management. the most important now is we all need to start keep looking surounding defect that need to claim back from Ivory in future. JMB must be form in next 12 months time base on property act and our building is having 36 months to claim back all the defect from Ivory contractor.
a close monitoring on the next 12 months expenditure and book keeping will be needed and of cause an audit to all the account before the JMB is form.

Don't get shortchanged. You should ask for compensation to which you are rightfully entitled. Since there are so many of you, get a good lawyer for advice (and share out the cost) and do the correspondence for you. That should wake the developer up.

Hi All, if refer back to the SPA, the agreement contract signed by Purchaser was witnessed by the lawyer Chow Tat Seng. We should get him to act on our behalf. If not, then we can escalate the case to tribunial court.
Another suggestion is to visit Ivory Birch House in a group during their CNY opening... if not, then I can try to make arrangement with YB Wong Hon Wai (Penang State Exco for Perumahan), and he is also a lawyer too...

Ivory choose to take (with their architect) the decision to say that 10 IR building was ready and completed on dec, 19th (and consequently to require payments due for Vacant Possession). We, purchasers, were unable to check if that was true or not since Ivory prohibited us to enter the building without paying the balance of 20% + 4 months + 3 months of maintenance charge to get the clearance letter. Actually we had no way and no reason to believe it was not true but it appeared afterwards that it was a false and misleading information. It seems now that this building will be ready at best in march or april which means that purchasers are required to pay charges of RM1000 (corner units) or RM2000 (executive unit) for each 266 units, that is a lot of money and even, we do not count the interest charges on instalments payments 3, 4 and 5 !
When I hear about the present condition of the building, I would be very interested to have a legal and technical advise on the Certificate of Completion and Compliance (CCC) issued by Ivory's accredited architect because a false and negligent certification by an architect is serious offence…

if a few purchasers got no written response - positive or negative - from Ivory, maybe they want to elude their responsability. If someone could take pictures of all what is NOT completed, all visible defects, that may be useful in the future.

I agree, the best option now is to form an action group with other affected buyers for a cohesive voice . It is a great idea to go to Ivory but it is important that all what they say/promise to be confirmed in written and done accordingly with no delay (no empty promises). if Ivory offers nothing, then we will have to confirm our request by a registered mail and move to a new step .

As Al and John said, Ivory's lawyer is not an option but if Yim knows a very strong, competent lawyer, that's great ! Alternatively, I think it would be easy (and free) to take contact with the National House Buyers Association, the Consumers Association of Penang and and the Penang High-Rise Unit Owners Association to get their experience and advise . We could also all fill up a complain to the the Tribunal for Homebuyer Claims, it cost only RM10 !

I too am frustrated by what I have discovered from the comments. (I am not in Penang right now). It is wise to COLLECT THE FACTS AND CLEARLY LIST THEM (to show how the developer is not keeping to the terms of the S&P) and PLAN HOW TO APPROACH THE PROBLEMS BEING THROWN AT OWNERS. Complaints to the Tribunal is a good move but I don't know if the Tribunal has the final word or authority to make the developer keep to the S&P. If the developer does not do what the Tribunal says, CAN THE TRIBUNAL DO ANYTHING? iF NOT, then it has to betaken to the next level - and has to go to court. The owners who are in Penang or nearby should get together to discuss and come to an understanding about the steps to take. Hopefully, this will be shared with concerned owners who are not in Penang to meet with those who want to form a group.

From the comments, it seems that the common facilities are not ready and yet owners are made to pay service charges (since VP?) I fail to see what is being serviced or managed when parking stall is still not announced.

Another comment posted earlier said that the developer will allow purhaser to choose parking stall if they don't claim compensation. There is no such provision in the S&P. What is going on?
It is a shame that things are done this way.
The suggestion about taking pictures to show that the project is not complete, is a good one. Hopefully, someone is doing this.

most properly u need more red sticker :D as i also not enough to stick on the defect. nonetheless, just ask them repair all defect until we are satisfy as 10% still in our hand to negotiate.
i just check yesterday as well and found a little bit improve as the parking lot already painted with number on each floor and also the security camera is install from 1st floor to 8th floor; also on each parking floor.
so i guess another 6 month will be the best for us to start renovation.

hi, I just inspected my unit, and I did prepare more stickers after reading the posts here. Majority of the defects are small dents, cement remnants, or tiny holes on wall that should be fixable easily. There are few major defects here that other owners may want to take a closer look... The sliding door to balcony is not lockable, I think the door is not able to be fully closed to reach the hook set! The tiles at kitchen wall (beside the door to yard area) has started peeling off, with hollow sounds when u knock on them; In master and common bathroom, few tiles with surface chipped off that required replacement; Few scratches on the 2'x2' in living hall; Poor painting works at balcony and yard area; Outside the glass windows are very dirty with cement dusk, are they going to clean it up from outside? Because some of them are not reachable (yet very obvious) from inside the unit.

Hi Yim, TNB/PBA forms and car park allocation are ready from IR management office, and I just done the registrations at Anson road TNB and Komtar PBA this morning. Installations should happen within a week or two. Then can start to submit reno request with 3k deposit that refundable in full. Proximity access card is not ready yet. And still boh sia (silent) for the compensation...

I also found some gaps or holes between the floor tiles in (or at the corners of) bathrooms. These have to be fixed now to prevent any water leakage headache to lower floor!

Hi everyone,

There were all kind of defects such as leakage with watermarks, multiple cracks on various walls, missing plaster, uneven and wavy surfaces, holes and chips on walls and ceilings, doors on balcony unlockable, window frames covered with cement, poor paint job, cement on flooring . On the top of that, this condo was so dirty (never clean) that I surely missed many other defects...

However, I must honestly say that a couple of senior managers from Ivory took this problem seriously and within a couple of hours, cleaners and workers were actively working in my condo so let's hope that all will be fixed within 2 & 3 weeks.
Maybe someone can reconfirm but it seems that there are some discrepencies between original measurements on floor plans and actual delivery, at least in executive units.

About facilities, all is surely not completed but it is not as bad as I thought and the "resort" style of this development fits well this great location (beach & hills) but all depends on how ivory will actually deliver the all development when time comes .
I will post a few new pictures from different perspectives and according to management, there will be no karaoke !

Yes, agreed with Fox, all kind of defects found on my unit as well - watermarks, the most obvious is the holes, chips and crack lines on wall, windows surface and frame with paint mark, hollow sound when knocking on the kitchen wall as well as master room tiles.

For my intermediate unit also found discrepancies between the original floor plan and actual, at kitchen area, there is a one big pillar, but in the floor plan, there's none. The pillar wall is as huge as a fridge.

There is no proper disclosure about details. By right, a developer has to submit details of floorplan and finish to an overseeing body. Can we do anything if what is built is different from what we were told we would get?

If you want to be sure of what you get, buy a property that's already been completed and renovated by the first owner. Buying from developers is not cheap anymore nowadays, you'd probably be better off buying a renovated resale unit...:)

thks for the infor, i think i will go to take the form this weekend . however i will not do any reno untill all the defect is satisfy being repair as the management still hole all my key and able to access my house anytime thy want.
i just found my kitchen wall tiles is crack also and the line is so long from top to down :( . nonetheless that may not be the workmanship issue but the quality of the tiles as it is very thin compare to what i have in Miami Green (bellview) so that is why it crack easily.
the balcony door is another defect as both also cannot lock, so it may be the levelness of both door since it is opening in the central.
let see how they progress and it might be more aggressive as most worker is back from CNY long holiday.

They have agreed to pay to my friend a sum of about RM5000-00 as offer of liquidated damages (although they should be paying RM7000+)

just to check with u whether they have fix the big hole on top of the ceiling area which near by the main entrance of each unit?
Mr Beh , the Island resort management staff said there is a miscommunication during the building plan last time where by the corridor light suppose to put at the area near each unit entrance door. however they found that is not make sense where most owner will put the grill door . all the unit in Block C still seen the big hole 2 weeks ago.
so i am not sure ur Block has this issue or not.

hi Yim, I didn't observe any big hole at the entrance of my unit, in block A.

By the way I realized the 2'x2' tiles come without any skirting put on the edges of walls, this doesn't make sense at all. And it means owners have to spend own $ to install similar color of tiles to fill the skirting, else will be hard to maintain the painting or wallpaper when staying in. Comment?

It's not only the 2'x2', but also in all the 3 bedrooms with smaller sizes. Sometimes looking for the same color of tile is quite challenging. This is an obvious cost savings by developers.

I went to my unit yesterday to check for the defect repair, but still 0% progress, the defect list submitted on 5th Feb. There's another owner came at the same time to the management office asking bout this also, heard that he submitted on January, but till today, still <70% complete. This is way too slow. For the car park allocation, I already received the letter from Ivory with my car park unit number, other owner may call and ask for the details or just wait for the letter.

Went there last Friday. Collected my TNB, PBA form and got my letter box key and also insurance cover note. They gave me back my defects form that I have submited on 21st Jan. Gave me another coloured stickers and we went for joint inspection. Surprised to find that my unit is so clean. They have cleaner to clean your house. Also found that defects on my unit has been ractified except for some defects that they had missed. I too found new defect that I've missed and the the guy is so kind to have it included in the earlier defects and they sent their men on the spot to rectify those defects. Lucky for me or else I have to wait for another month. Quite impress with their service.

Another thing, I find that the road to the multistorey parking is quite narrow and we have to be very careful especially at the bridge. I notice that the side wall is too high blocking driver's view. It is difficult to see oncoming car!!! And on the multistorey, cars going up the ramp shares the same driveway as cars going down. it is very dangerous as we cannot see the other car coming down or going up. There are so many blindspot!!! They should put up dome mirrors on the bridge and also on the ramp at each level.

i just found out there is a big design mistake Ivory Architect has make at the car park , my unit is at Block C but they assign my car park to Block A by claiming the back to back car park lot is design to put all at block A.
this has making me very upset , how can the architect design such things without using their common sense by allocate Block C car park at Block A area. all the Block C owner, pls check ur car park Number and also the physical lot at the building.
today i am going to Birch house to make a big Ho Ha to their entire office and i will not accept such silly mistake .

I am not sure how true your claim is, but if it's true, it really goes to show how irresponsible a developer can be....:) I have a feeling there's pretty much nothing you can do about it as you have been allocated a back-to-back car park as stated in S&P....:) It's just that because the developer needs to maximize profits, they just put money before good design and customer satisfaction.

Then again, I think the buyers have actually brought this upon themselves by all these speculative RUSH. They buy, they flip, then they move on to the next HOT project....:) The authority has brought this upon the consumers by not regulating marketing gimmicks. So in the end, who is the victim? Genuine house buyers-occupiers who will have to pay a higher price and accept a lower quality....No Cheers!!

u r absolutely right, it is my mistake to buy this unit when the car park lot and location has not included clearly in the S&P.
for my previous purchase form Bellview , they has included the car park infor and layout clearly in S&P.
nonetheless , i am satisfy after i have scold the entire Birchhouse and all their manager. the next plan is to form the MC and kick Ivory out from ISland resort.
lastly i want to infor all owner is that; i have found Ivory has building extra rubbish dumping room at each floor. u all can see this in Block B now and i doubt this is inside the building plan and where does the cost of building this room. what i am afraid is that Ivory will use our maintenance fees and Sinking fund to build those extra room.
let take a close eye on this.

Its true that the entrance/exit,parking lot numbers/layout and its allotment etc are well-defined and specified when one signs the s&p with the developer but not so in this 10IR,funny inadequacy right?
Yes, we have been wondering how is the future garbage disposal system.
I think its a bad idea to have a place to keep the garbage or kitchen waste on each floor as no unit wants to be next to the dump.
What about the common garbage dump and where is its site?
Yes,the access passage is really narrow,especially the stretch going upwards,after the guard house,just behind the sea-facing bungalows and how to these future bungalow owners park their vehicles without encroaching into the passage?..as their parking lots/garages seem to be quite insufficiently spacious.
In my last visit..5 days ago,the dogs were nowhere to be seen anymore and a lot of repair works were still on-going.
Also noticed that the piping of water meter of #A-21-01 is leaking.Informed the developer's wireman but not sure any action taken.
Anyone can recommend any trustworthy ID?

Regarding the carpark issue, I don't think it's your fault and you shouldn't blame yourself for purchasing the unit either. There is always a risk for buying a property before it is built. It is the developer's responsibility to make things easy for the buyers. As far as I know, some developers state the number and lot number of carpark on S&P agreement, some only state the number of carpark, and some don't even mention carpark on S&P!

during the SnP singing last time, Ivory told me they have not finalize the car park design and floor plan approval from MPPP, however yesterday i know that Ivory is bull shitting me as they have shown me the car park floor plan which has been approve by MPPP long time ago. so this Big Lier Ivory is just want to bull shit all purchaser by maximize the car park lot and give as compensation to those owner that has exit 36 months of completion period.
so i urge all owner that entitle for compensation pls don take car park but MUST go for CASH. don let Ivory easily run away from the problem.

My unit before and after defects looks very different. It is nice and airy and the sunset view is spectacular.The car park ramp is abit of concern at present but the management is aware and will install mirrors where necessary.

Owners, this Sat (30/3/13) an officer from MPPP building section and Ivory will be doing inspection n the dangerous driveway to the car park as well as the terrible turning up to the multilevel car park. Also look at the lack of safety where the mirrors for blind spots, speed bumps almost invisible lines on the driveway and car parks. If you are concern be there at 4pm, this is our place if you feel the same.

Concluded the walk thru at Island Resort today from 4pm till 4.45pm. Attended together with 2 folks from local council and 3 guys from Ivory. Walk thru from driveway to the turn up to the parking bays. Brought up concerns about safety issues. MPPP now awaiting proposal from Ivory. None of the other owners attended. Guess they must feel everything is ok.....

i only read ur message today and i have already brought this issue up to Ivory birch each time when i go to pay the service charge. i told them very crystal clear, if any of the residents of myself is having accident on that run way, Ivory will be sue , so it is up to them to make a improvement or not. it is good to have MPPP come up to see for themself the danger of them ramp up.

Hi all. Heard about the crane ran into the security guardhouse? Also u notice that green gates being done at the entrance not the condos. Is this place really OCed? Also if u refer to the SnP agreement section 18 and 19 says only maintenance n sinking fund to be paid 1 month in advance, why bill us for 3? Where is our Intercom? Heard got some problem with Telekom? What is all this? This all don't solve. Heard from one owner there is leaking problem at the kitchen area.....Owners be aware of your rights....

thks for the infor, and i wonder what is green gate? is it the gate in front of the guard house? sorry for quite long time did not go to see my unit :D.
regarding the service charge, we have the right to paid every month. Ivory will issue a bill of 3 months to us, and we can paid every month as long as we don't exceed the monthly due date will be good. the only disadvantages will be we will need to do all the transaction every month; so u can actually give 12 cheques with difference date to Ivory. :D

Hi All owner of IR10.
i am one of the owner as well and mine is corner unit. after checking the 3rd time i realized the original plan is different from the actual.
for those have the same unit as mine, pls. check..
1) bedroom 3, the original plan have 3 windows, now 1 is missing.
2)have you realized the toilet and basin in wrong placement? this is an design error.
3)yard area, a pillar at corner is taken up the original size, which means you can't either place the basic size of washing machine.

i have complain to the marketing dept. all i have is bullshit.and some answers are aJOKE and unprofessional. pls. share with me your issue. Thanks

1) never noticed this, i shall check again.
2) toilet and basin in wrong placement as per the floor plan
3) pillar, mine is at kitchen area, the pillar is as huge as a fridge, ended up i have to change my kitchen design.

i would like to get a unit at Island 10 resort and I'm hoping you can help me reach a decision faster.

i went over to see the site and some of the units last week. To my surprise, it does not give me a feeling that it's a condo that was just recently completed. there are many faults, such as faded paints, cracks at the gym wall, rubbish everywhere etc. Perhaps it's due to the work on-going with that row of bungalows.

however, does any one know if Ivory gonna rectify all those after all major works there completed?

i just know that Island resort 10 will not have any telecom facility for next 6 months as Ivory refuse to paid 100k to install the main structure and Telekom only want to install the main telecom structure after reach 70% occupancy. so this is really a problem to those move in early as we will not able to have internet facility as batu ferringhi area only have TM Net . all other service provider like YES, P1 or Maxis does not have coverage in our area.

it will be good we start to voice out our concern to Ivory since this is their responsibility to stall all the structure and ready for all residents.

It's sad to say that we as a buyer have to face all these as long as we still buy property from those typical "CHINA MAN" company. A good example--Goh family, just see how they treated the buyers? They took the sinking fund, left their projects without title then declared bankcrupt.........Still they can return with diff company name and start all over again. To them, money come first, not reputation/image.

Keys were obviously released 2 months too soon. I'm more comfortable with it now, but it still has a way to go.

i have check with my friend at Miami Green who is the pioneer resident of Miami Green. seem like they don have the issue on Telephone when they 1st move in to miami green as all the telecommunication structure already ready to use since day one.
so i am not sure why Ivory so special and does not want to get ready all the structure as it is part of the developer duty to install and ready for residents.
let check out S&P whether the telecommunication is part of the agreement and we may start from there to approach Ivory.

Good points. Although I feel the place is close to being in a liveable state, it clearly isn't yet and was not at all when the keys were handed over.

Not sure of how it works, but shouldn't a government office have signed off on the work and if they did what motivated them to do so?

Hello… I flew in to Penang to do quick viewing of my unit at 10IR 3 days ago. My unit looks fairly close to the planned layout. The ceiling is high but thats positive as I will be installing plaster ceiling anyway for down lights. May I ask if any of you have contractors or carpenters to recommend? The view is spectacular and fortunately for me, the traffic from the airport to 10IR and back was smooth on that day.

Received the NOTIS KADARAN from MPPP, and realized the annual cukai is amounted to RM780 for my unit (1100 sq ft). The last date for BANTAHAN is 08/12/2013. Anybody here write in to MPPP to ask for reduction of this rate, or any valid reason to ask for a reduced rate?
