Latest hearing is that the showroom will be ready by Jan 2009.
After visiting the site, I would think twice to purchase a unit at this project as the building was built beside a hill slope.

No one will know later or future but there is big risk to stay at hillside or hill slope....
I was grown up this area, as far as I remember, I don't see any landslide case happen before here.
And in fact, if you look around, there is a lot of projects in PG are built along the hill side such as GreenView, GreenLane Height etc etc.
Any update on the show unit?
Who can guarantee that no landslide issue in future at the hillside and hill slope projects? Why pay for a risk?
I'm one of the owner, I won't worry about the landslide but I just care about when it will be completed.
ppl are forgetful in a way.
we have had landslide issue decades back at kajang in the past, and that time really cause the high rise price plunge.
But the price just rouse with the year to at least 20% then.
so, need not to worry much of the landslide matter as that is nothing you can do now...
Propose the cure rather than spreading the worries amongst others
if GOD wants you to die, no matter what you do or where you stay, you can't run away.
if GOD wants you to survive, you will still survive even you encounter a serious disaster like earthquake.
So, please pray hard & do all the GOOD things from today onwards.

Regarding the car park route, will the turning route in 2 ways? I come across one MERZ when i was exiting the place and found out the road very narrow. Both car have to slow down to make ways for each other. If the road come with partition in between, it will be narrower...Hope that the route will be in 1 direction instead of both directions.
I visited the show units this morning, as owner for the intermidiate unit, below are my +ve & -ve, hope that Lereng Wira can help to improve on the -ve items...
+ve:
1. Satified with the overall build quality. Scored an 8 out of 10.
2. Living room is quite spacious.
3. Spacious kitchen.
4. Spacious toilets.
5. As expected, very good air ventilation(windy).
-ve:
1. Kitchen tiles looks very cheap. Not as sample shown in developer office.
2. Master bedroom too small, same size with 2nd room. (how come???)
3. Corridor with cement floor instead of full tiles, is this what we get by paying >300K for a so called condo unit???
4. Toilet tiles not as sample in the developer office, will be very slippery with water & soap.
5. Same concern with the car park. If the turning corners are bi-direction, it will be very narrow when two cars come across at the same time.
6. Balcony grill looks cheap & make the entire building looks like a medium cost flat.
Hope that Lereng Wira can take back this feedback seriously & improve from here.

If you notice carefully, there are more changes.
Tiles:
All tiles changed, toilet floor tiles size change(smaller), balcony tiles change(smaller)
+ve on tiles:
1. The living and all rooms floor tiles looks nicer if compare to original tiles
2. The tiles worksmanship looks fantastic with even surface.
-ve on tiles:
1. Kitchen wall tiles looks cheap, agree with you
2. Corridor floor indeed looks cheap
3. Toilet tiles not the same as original, the floor tiles smaller size than the original.
4. Balcony tiles looks cheap as well, smaller pieces with difference pattern.
There are more changes, i will list this down,
Basic and WC brand:
Now all change to INNO(local brand), original should be inax(japan brand)
Main entrance door handle:
Original should be thicker metal, now the metal seems smaller
All toilet tabs:
Original with bigger tab, now smaller
(Please correct me if i am wrong on above observation, I think most of the buyers saw the items displayed in their office few monts ago)
To answer your question on the master bed room seems same size? I can tell your that the size difference less than 1 sq feet, please refer to the layout in your S&P.
I think 3 rooms almost the same size, if room 3 extend out, the sq feet should be 20 sq feet smaller.( you can take a measurement tape to measure :))

1. Spacious on everything
2. Nice living room and rooms tiles
3. The total build up area guarantee with total 1350sq feet for intermediate unit!(if you dont believe, please take the measurement tape to measure)
4. Build quality at the moment looks excellent with smooth wall

6. Nice work on covering all the pipes in toilet and kitchen (hope that every unit will have this).

1. Corridor cement, SHOULD be full tiles instead!

4. Car park route, narrow if dual directional
5. Balcony grill looks cheap.
Questions:
1. Where is the planter box grill? The grill height changed? Grill pattern change? Please add partition between this planter box.
2. Wall partition between units(3rd room window view). Is the wall only available in lvl 1? Please add this wall to every floor.
3. Staircase with big open space? This open space should close with glass windows for safety purpose.
Hope that the LW staff will look into this.
I had visited the show house yesterday. Overall, looks great. 8/10.
We definitely can't have perfect quality in anything. Overall, I'm satisify with the show house.

Based on the layout. There are NO depot area. Initial plan is in the staircase, but now the area seems so narrow. How to put depot(rubbish)?

i went to check out the show unit of VG the other day; i don't really like it especialy the balcony (my gosh), never seen a balcony like this before; others - i think if it is priced at the range of 300k above, pardon me saying it is in fact over priced.
oh ya, no drying area? need to get drying mesin..
I guess different people have different requirements.
But I wonder how much time you will spend in the balcony even if you have a big balcony like a super condo.
To me, I choose this condo & think that it worth the price due to its location, low density, unique layout which don't have any unit blocking on the other side. One more thing that I like, its low maintenance fee. It is hard to find nowadays a condo with basic facility i.e. swimming, gym, CCTV with maintenance fee less than RM200 per month.
ya thats true.. We cant get the lowest maintenance fee on Condo, somemore got swimming pool, gym, ...etc. Look at The Spring the maintenance + sinking fund more than rm200pm.. But no swimming pool..We should thanx god coz at least VG still give you a spacious unit.I look at the show unit, i feel so hapy coz my unit will be so grand..Any property also you cant get what you hav been promise or seen thats a human in this world..Hope you dont be so fussy want a perfect better buy a land and do your own design and material...

I think you just can ask them to change but their decision what.. If you dont like the material just do a reno lor.. They can promise the expensive material but the time material all goes up to high for sure the dev cant effort.. In the brochure or SPA dont wrote the material brand or color.. Dont to fussy lor, if god take back all you will get nothing and stay at your old house....

i called up developer office yesterday, i ask y they threaten buyer.. They explaint to me that this few buyer spread bad things about this developer..New buyer also they psiko until that buyer cancel..For me i thing this few buyer got bad attitude lor.. If they really dont agree with developer, they should go to developer office but dont tell everybody bad things about this developer.. Their business will effect lor.. you all dont want your unit to be success built n get OC this year n can moving b4 chinese new year. We should thing gentle n try discuss with this developer, not to spread bad thing about ppl.. I also buyer but i think this is small matter n can be settle if two side discuss.I know that buyer who spread bad info about this developer.. Not good laa.. In this world everybody also not perfect,if you buy land n built your own design house but will got critic also from family members n friends..We cannot fullfit all ppl like..

The truth is because the developer didn't keep their promises and give us the unmatch items, so we just request to meet the Manager(Mr. Cheah) to discuss on this but he refuse to meet us. After that, we met their boss(Mr. Low), after we told these to him then he just asked us to write in all these complaint to them.
After that, you think what we did??? We just write a letter to them only! So, I really not understand why they want to threat the owners after received the letter.
For sure, every owner also hope their unit can be built successfully, but sometime we also have to fight for our right. Do you agree?

It doesn't make sense because if the owners usually go to the show unit and tell the bad things of the developer to the coming visitors, then I think the developer will take action on the spot and no need to threat the owners through a call already.
Been to their show unit myself, to be honest it looks fine to me. But one of their sales lady there is not helpful at all, I forgot her name. Then finally after 20 minutes of walking around, there comes another guy who acts really like a sales and willing to answer all of my questions. In my opinion, threatening customer is just a stupid thing to do especially your a developer, making your own company name nasty only. Unless it is their last project?
How can developers threaten buyers? Whatever the case, customer is always king. Can you imagine if SP Setia or IJM starts threatening house buyers?!

I think we should know y this developer call that buyer.. If that buyer didnt do wrong y this developer call him only, they hav alot of buyer.. I think there got something wrong with this buyer also.. ya i know customer always rite but dont take advantage..This developer also must fullfit their promise also, hope fully they will change what it suppose to be..For us we dont simply declare without proof.
There are a few buyers have been threaten, not only 1. If the buyers really did anything wrong, I think the developer can take legal action instead of threaten the buyers. I think nobody agree to solve the problem by this illegal way, but except gangster!

I've just visited the site, the current access road is quite narrow. On the other hand, the main entrance access road is congested with cars park between houses on Changkat Bukit Gambir 2. Reminds me of GL Garden at Paya Terubong.

Dont think bad 32" or 42" is not the big prob.. I check their price is already lower now starting with RM358,800 b4 new year the price is RM438,800 so they know the economic prob not like some developer they keep increase their price some just small sqft but the price star with RM4..,... not worth it!
I think you better think twice before you buy this condominium because you can’t ever trust them. They are known to be gangster contractor whereby they threaten some owner because they complaint about unmatched item and material used for contraction. It is the developer who tries to cheat the buyer at the first place. They promised many things in order to attract them but at the end they change to cheaper material and also proposed upgrade package. When the owner found out, they tried to discuss peacefully with the developer but at the end they have been threaten by them. So they cheated the owners and now they want to silence them.

You know at least 80% dev will not hold their promise, mayb got money prob coz material cost to high thats why they must change from expensive material to 2nd grade material..We cant blame them, ya they not fullfit their promises but if we in their situation sure we also will do the same thing.. I think if we r professional ppl we go to their office n discuss the problem, dont just talk bad things in blog thats not gentle la..For the buyer who get treaten,the best way is you face to face with their boss n not to spread all bad things about dev at this blog..If anything happen to this project sure it will effect your side also..Others buyer pray for their new house so you dont upset them with your WORDS again..

Im not in dev line, im clerk in hospital only. But i feel like unfair also if we said bad thing to this dev, mayb we can ask them why they change the material that they promise and not just sit and complaint about their promises. I went to their show unit on 29/3/09, i feel all nice n spacious.. At least this dev still give you all a spacious unit, with tiles full unit.
Last week i went to their show unit, very nice n spacious the unit.. They have a good package 1st year 0% interest, s&p agreement n loan agreement is free n 2carpark side by side.. The price also worth it with the saiz 1343sqft.. The price also discount for 20% can consider to buy. I already pay for 10%.. End of this year complete. Very nice view from my unit.

Actually the owner wanted to see the developer to clarify some of their concern. So about 11 owners decided to meet on 11 Feb at their office and what happen is that the project manager refuses to meet them. After that they managed to meet the boss and he told them to write down all their concern, feedback and opinion to them. So one of the owners gathers all their concerns and writes in to the boss. But after two week still no answers form them and finally this boss together with his project manager’s call up him and few other owners and threaten them. They even said no play-play with them and Penang is very small place and till now still no reply from them. I felt very sad for the owners because they have been mistreated by them. So Pang, talk nicely pun kena and jike diam-diam pun kena tipu.

Agree with nelly that the show unit is nice and spacious. For me, as long as the developer can deliver the completed unit within the stated period and the unit has been certified following the specification stated in S&P, it is consider fine. I am not sure how true as sss mentioned ( up to the extend called the owner and say no play-play). It is not nice to simply posting this kind of message if just hear from others or just based on self-imagination.

Don't think that still have so many unit left. Less than 30 unit left when I bought my unit in early of 2009. Most of the unit unsold are above 9th floor (West wing) which are above RM 400K.

Normally the developer will allow the "gangster contractor" to be there, because the "gangster contractor" will distribute the earning part for the developer. That's mean it's only disadvantage for the owners or buyers.

Almost half of the block completed with paint and windows. Nice. But with this progress, the earliest date for OC may be Q2 or Q3 2010.

If you booked this condo 2 year ago then you probably made almost 100K because on that time the prices for this condo are around 270 onwards. Currently the price for this condo are appreciate to almost 370k so you can’t said that is the biggest mistake of your life because with 100K profit ,you can buy bigger or better condo from more respected developers.

i think not being able to secure high loan is quite common... esp. for property price that has being escalating rite now... against the slow economy recovery so it might not be wrong in transformer input. As this happen to bayswater as well... a fren told me bank give out loan up to 70% of the selling price for bayswater of ~550k and the rest you have to pay cash as its way too high and they did not actually value the property to be that high.
Unless you are a rich investor and have good profile with the bank... so i think its wise not to escalate the property price to high if you can find a buyer out there..we will have to bare the interest on our own...just my 2 cents as I am new as well in property trying to sell off a unit..

I just went to VG last week. They just almost complete the structure of the swimming pool. It's look small because of limited place (acceptable), the free place beside the swimming pool is quite big, the gyms room medium size (acceptable), but the comunity hall is quite small.
An addition, there are not fence at the back of VG, so this will cause security issues. (outsider can enter vg from the back easyly)
